How we check

Every project, checked before you see it

Our AI team reads the official records. A person reviews them. If a project fails our rules, we don't show it.

This is our method, published in advance. We open after our RERA registration is granted, and until then we don't name or show any project or developer.

The promise

What a file is, and what it isn't

It is
A list of facts from official records, each with its source, the source's date, the date we read it, and the record's own words.
It says
What we found, what we couldn't find or read, and the questions to ask the developer.
It isn't
A badge, a score or a rating. We never call a project “safe”, “verified” or “approved”.
It isn't
Legal advice or a title opinion. For that, ask a lawyer before you pay anything.

The records

What we read for a new project in Haryana, and where it lives

Only official public records. Our AI agents read open pages; they never get past a captcha or a login. Where a search needs one, a person runs it by hand and our AI agents read the result.

  • HARERA

    haryanarera.gov.in

    Registration and validity, quarterly progress reports, occupation and completion certificates, and orders.

    Open lists our AI agents read. The complaint search has a captcha, so a person runs it.

  • DTCP Haryana

    tcpharyana.gov.in

    Licences, licensees, building plan approvals, and occupation and completion letters.

    Open register our AI agents read; the advisor checks the details.

  • PARIVESH

    parivesh.nic.in

    Environment clearance, where a project needs one.

    Read by our AI agents.

  • Haryana land records (Jamabandi)

    jamabandi.nic.in

    Who the land record shows as the owner of the land in the licence.

    A person pulls the record; our AI agents read it.

  • eCourts

    services.ecourts.gov.in

    Court cases where the promoter or licensee is a party.

    The search has a captcha, so a person runs it.

  • Ministry of Corporate Affairs (MCA)

    mca.gov.in

    The developer company's status, directors and loans secured on its assets.

    A person pulls the record; our AI agents read it.

The rules

When we show a project, and when we don't

These rules are written down. Our AI team may recommend; the advisor decides and signs off every project.

We don't show a new project if

  • its RERA registration can't be found, has lapsed, or what's being sold differs from what's registered;
  • the developer's quarterly progress reports are missing for two quarters in a row with no reason on record;
  • there's an order from the authority stopping sales, freezing the project account or revoking the registration;
  • the developer won't give us its approved brochure, price sheet and RERA certificate, or asks us to claim more than they say;
  • the payment plan asks for more than 10% of the price before a registered agreement for sale.

We show it, with the facts on its file, if it has

  • complaints or orders that don't stop sales;
  • an extension of the completion date;
  • a loan from a lender secured on the project, which is common;
  • court cases that don't concern the land or the project.

The file explains each one in plain words and adds a question to ask.

Homes outside RERA, such as resale homes in Delhi

Many resale homes and small builder floors don't need RERA registration, so there's no RERA number to show. We never call them RERA-registered. Instead, before we show one, we see:

  • the chain of title: registered sale deeds back to the original allotment or conversion;
  • freehold or leasehold, and any conversion charges still due;
  • the building plan sanctioned by the municipal corporation, against what's been built;
  • the completion or occupancy certificate;
  • the colony's status, such as an approved colony, a regularised colony or village (Lal Dora) land;
  • property tax and other dues, and any loan secured on the home.

These need the seller's own documents, so this file is shared only with you and your lawyer, never published. It ends with the same line every time: this is not a title opinion; ask your lawyer for one before you pay anything.

Sample format, not a real project

A sample project file

Every value in square brackets is a placeholder. Each fact carries its source and two dates: the date on the record, and the date we read it.

Projects checked, shown and turned down

Each quarter we'll publish how many projects we checked, how many we showed, and the reasons by category for the ones we turned down.

Corrections and right of reply

Keeping it current

  • Every fact shows the date we read it. Every file shows “Checked on” and “Next check by”.
  • Before every site visit, we check the registration, progress reports and orders again.
  • Every file has a change log and a way to report a mistake.
  • The developer of every project we show sees its file first and can send corrections with documents. We acknowledge within 24 hours, reply in full within 3 working days, correct an error once it is confirmed, and show any reply next to the fact, not instead of it.
