About Royal Vente
What is Royal Vente?
A home-buying service for new homes in Gurugram, and a private service for buyers in Delhi. We check every project against official public records before we show it, and one named advisor walks you through what we found. Royal Vente is a business of Nishchal Gaba, an individual.
Is Royal Vente registered with RERA?
Not yet. We're applying for RERA registration as a real estate agent, in Haryana first and then Delhi. Until it's granted, we don't list, name or promote any project or developer, and we don't take bookings or payments.
Why can't you show me any projects yet?
The RERA Act requires a real estate agent to be registered before helping anyone buy a home in a registered project. Our registration isn't granted yet, so we wait. Meanwhile you can register your interest, read our guides, and check any project yourself on HARERA's website.
Who will I talk to?
Royal Vente's AI assistant answers first, in Hindi, Hinglish or English, and always says it's an AI. A person handles site visits and closing: Nishchal Gaba, our founder. You can ask for a person at any time.
How we check
What is a project file?
A list of facts from official records, such as the RERA registration, licences, quarterly progress reports, and complaints and orders. Each fact shows its source, the source's date and the date we read it. It also says what we couldn't check, and the questions to ask the developer.
Will you tell me a project is safe?
No. A file isn't a badge, a score or a rating, and we never call a project safe, verified or approved. It isn't legal advice or a title opinion either: ask a lawyer before you pay anything.
What happens if a project fails your checks?
We don't show it. Our rules for showing or not showing a project are published in advance, and each quarter we'll publish how many projects we checked, showed and turned down. We never name a project we turned down.
What about homes outside RERA, such as resale homes in Delhi?
Many resale homes and small builder floors don't need RERA registration, so we never call them RERA-registered. Before we show one, we see the chain of title, the sanctioned building plan, the completion or occupancy certificate and the dues. That file is shared only with you and your lawyer.
Money
Do I pay you anything?
On a new project, no: the developer pays us a commission and you pay no brokerage. For a resale home in Delhi, we charge a fee, and you get it in writing before any viewing.
Will you tell me whether prices will go up?
No. We don't predict prices, returns or rents, and we don't promise discounts. We show the facts we have, with their dates.
Do you offer cashback?
No. We never share our commission as cashback: developers' rules usually forbid it, and it hides the real price.
Your details
How will you contact me?
Only on the channels you tick on our form: WhatsApp, phone call or email. Each is a separate choice and none is ticked for you. We call only if you tick calls, at the time you choose.
How do I stop messages?
Reply STOP on WhatsApp, tell the caller on a call, reply unsubscribe to an email, or write to us. We stop using that channel as soon as we can.
Do you sell my data?
No. We don't sell your personal data, and we don't use it for anything unrelated to your home search.
Buying from abroad
Can I buy a home in Gurugram while living abroad?
In general, NRIs and OCI cardholders can buy homes in India, and payments come through Indian banking channels. Rules depend on your situation, so confirm with a lawyer, a CA and your bank. This is general information, not legal or tax advice.
When can I reach a person?
Our AI assistant replies at any hour. Our advisor plans to work 9 am to 8 pm India time, and our buying-from-abroad page shows those hours in your own time zone.
Guides and corrections
Who writes your guides?
Royal Vente's research team, which is AI, writes each guide from official sources, and a named person reviews it. Every guide lists its sources with the date we read them, and says when we checked it.
I found a mistake. What do I do?
Tell us, with the page and what's wrong. We check it again, fix errors, and note the change in our change log.
